A full refurbishment of a top floor apartment on Portobello Road, designed from the start as a high end holiday let aimed at international travellers wanting a stay on one of London’s most iconic streets. Every layout decision was made with rotating guests in mind: forgiving finishes, robust joinery, considered storage for changeovers, and a layered material palette that photographs beautifully on a listing and still feels generous on the second evening.

A holiday let dressed as a home
Designing for rotating guests is a different discipline from designing for an owner. The apartment had to photograph beautifully on a listing, survive changeover after changeover, and still feel generous on the second evening of a stay. That brief shaped every call: finishes that forgive, joinery that takes knocks, and storage planned so a changeover team can reset the apartment quickly and completely.
The palette is layered and characterful rather than hotel-neutral. The apartment sits at the top of a building on Portobello Road, and the design leans into that address — calm, textured rooms that feel unmistakably London, aimed at international travellers who chose Notting Hill for a reason and notice the detail when they arrive.
The bedroom schemes were developed through a series of design visuals — included in the gallery above — testing layouts and material combinations before anything was built, so the finished rooms landed exactly where the listing photography needed them to be.
